The next Board of Managers meeting is scheduled for 10:30 a.m. on Monday, October 24, 2022, at 120 Blossom Wood Lane.


Pond maintenance is being scheduled for this fall.The maintenance includes removing vegetation in the water portion of the retention basin near the waterís edge.


The regular schedule for the sprinkler system has concluded for 2022.Winterization of the system is scheduled for Tuesday, October 18, 2022.


The Annual Membership Meeting and Board-Member Election is scheduled for 6:00 p.m. on Monday, November 14, 2022, at the South Line Fire Substation, 40 Boxwood Lane.(NOTE the location change for this yearís meeting.)The purpose of this meeting is (1) to elect two Members to the Board of Managers, (2)†† to vote on a change to the By-Laws that would prohibit the rental or leasing of any Units, and (3) to conduct such business as may come before the Board at this meeting.

      The current terms of Darcy Young and Connie Grasso expire at this Annual Meeting.

      The current terms of Gary Frost, Jim Guy, and Rick Jachimiak expire at the Annual Meeting in 2023.

      Nomination applications are now being accepted from residents seeking to be candidates for the position of Member of the Board of Managers.

      The names of candidates on the Absentee Ballot will include all eligible residents who return completed nomination applications by October 3, 2022.††

      The names of candidates on the Official Ballot used at the Annual Membership Meeting will include all eligible residents who return completed nomination applications by November 4, 2022.††

      Unit Owners may also make nominations at the Annual Membership Meeting.

      The tentative budget and corresponding HOA Fee for 2023 will also be discussed.


Powers and Duties of the Board of Managers:

      As a group, the Board of Managers has the powers and duties authorized by New York State law and the condominiumís governing documents.Generally, they include

o  setting the annual budget (and the corresponding monthly HOA Fee)

o  hiring a Property Manager

o  authorizing contracts

o  ensuring Property upkeep

o  maintaining reasonable policies

o  managing the condominiumís funds, and

o  enforcing rules

      As individuals, Members of the Board of Managers have no authority except that which might be specifically authorized by the Board, or granted to their officer position by the By-Laws.

      The Officers of the Board of Managers are determined by a vote of the Board Members at an organization meeting held soon after the Annual Meeting of Unit Owners.

o  The President presides at all meetings and has the authority to sign contracts.

o  The Vice President stands in for the President when he or she is unavailable (rare).

o  The Secretary records minutes and receives documents (if any) on behalf of the Association.

o  The Treasurer oversees cash flow, budgets, revenues, expenditures, and financial reports, in concert with the Property Manager.

      The Board of Managers meets monthly, at a mutually convenient time and place, which are both announced prior to the meetings (usually in the minutes of the last-completed meeting).

o  Any Unit Owner may attend a meeting of the Board of Managers.

      The Board of Managers hires a property management firm to execute the day-to-day activities (pay bills, send notices, collect the HOA fees, manage bank accounts, oversee contractors, prepare agendas, store documents, etc.).

o  Our property manager is Harmen Homes.

      The Members of the Board of Managers are volunteers.

o  There is no salary for any position.

o  They must act with the best interests of the community in mind.


The community holiday party is planned for Friday, December 9, 2022.
